Building Engineer

The Building Engineer is responsible for providing facilities and property maintenance to properties. This position involves the coordination, management and physical activity associated with the operation and maintenance of various building systems and building maintenance initiatives. The Building Engineer works closely with property managers to establish and maintain effective operating procedures.

Essential Functions and Responsibilities

  • Oversees building maintenance projects.
  • Oversees and monitors the operation, and makes adjustments of all mechanical systems including but not limited to refrigeration, heat exchangers, HVAC, electrical, emergency backup systems and hot water systems.
  • Monitors operation and adjusts, and maintains refrigeration, chilled water, and air conditioning equipment, boilers, and ventilating and hot water heaters, pumps, valves, piping, and filters, other mechanical and electrical equipment, record readings and makes adjustments where necessary to assure proper operation of equipment.
  • Analyzes the operation of various systems, determines the cause of any problems/ malfunctions and takes corrective action as required.
  • Performs preventative maintenance on all base building and critical system equipment, which includes but not limited to, assembling all tools, supplies and instruments necessary to complete the job, performs work with a minimum amount of disruption, conducts immediate clean-up of work area, completes the preventative task sheet, returns tools to workshop and unused supplies to store room, reports any impending supply or material shortages and any equipment problems.
  • Installs and repairs plumbing, piping, tubing, wire singles and three phase motors, run conduit, pull wiring to machinery, motors, operating parts, etc.
  • Installs and rebuilds pumps and motors, installs and rebuilds air compressors and heat exchangers, replaces seals on pumps, installs and repairs piping, valves, filters, hot water systems, and associated controls.
  • Installs, repairs, and maintains electrical controls, switching and motor controls.
  • Assists other engineers with repairs and maintenance of buildings and equipment.
  • Maintains building grounds and tenant suites, which may include tasks such as painting, changing light bulbs, replacing blinds and trash removal.
  • Communicates with management, tenant service coordinator, and tenants regarding status of projects and ensures appropriate paperwork is completed.
  • Purchases appropriate supplies for projects.
  • Assumes other duties and special projects as assigned by management.


  • High school degree or equivalent.
  • 5 years of experience building maintenance experience.
  • Valid state driver’s license.
  • HVAC Certification strongly preferred.
  • Travel and overtime.
  • Capable of performing physical activities that require considerable use of arms, legs, moving whole body such as climbing, lifting, balancing, walking, stooping, and handling of materials.
  • Good written and verbal communicator who works well and is at ease under pressure and with a diverse population.
  • Demonstrated ability to determine needs, distinguish between emergency and non-emergency situations and attain results.
  • Self-motivated, effective interpersonal and collaborative working style, a strong work ethic.
  • Good customer service skills and problem resolution ability.

Project Manager

The Project Manager will meet with clients and managers to understand and clarify specific requirement of projects, delegate project task based on individual strengths, skill sets and experience levels, track projects performance, meet budgetary objectives, and develop comprehensive project plans.

This opportunity is ideal for a candidate who has a lead engineering background, the experience and desire to support and manage building and alarm systems hands-on, and the expertise in all aspects of project management.

Essential Functions and Responsibilities

  • Assists and verifies invoice accuracy and identifies discrepancies.
  • Understands scope of work in maintenance contracts.
  • Submits proposals and wish lists items for operating budget.
  • Provides mechanical capital improvement and recommendations.
  • Responsible for engineering department, RFP and bid comparisons.
  • Maintains positive tenant relations and ensures satisfaction of tenant needs by meeting with and assisting tenants on a continual basis.
  • Follows up with tenants to ensure work orders are completed in a timely manner.
  • Responds to tenant survey results as directed by the property manager.
  • Assists property managers with building maintenance files and records, which includes preventative maintenance programs.
  • Manages all projects as they relate to engineering when needed and will manage projects that the regional manager delegates.
  • Budgets and prepares all RFPs and bid comp’s for Capital and TI projects for review and approval.
  • Project management liaison for construction related issues for tenant fit outs to ensure all base building issues are addressed and included in the bids by vendors.
  • Inspects property and maintains cleanliness of parking lot/garage, grounds, and tenant and common areas daily. Makes recommendations for corrective action of building deficiencies.
  • Directly responsible for the engineers at Dadeland Towers Office Complex and 1200 Corporate Center.
  • Ensures all mechanical systems and security systems are engineered to protect the company’s interest prior to buildouts. Ensures all build outs have prior utility meters as per the lease.
  • Monitors construction projects to ensure contractor’s compliance with building operational requirements (elevator use, tenant issues, building access, etc.).
  • Ensures vacant spaces are ready at all times to be shown by the leasing representatives.
  • Accompanies property manager/leasing representative when showing space to prospective tenants.
  • Ensures all leasing related concerns are brought to the property manager’s attention.
  • Will be the lead on RFI information for leasing as it relates to all mechanical equipment and utilities.
  • Promptly notifies property management of electrical and mechanical problems and ensure all problems are resolved by the end of the business day.
  • Supervises efficient use of HVAC systems; oversee repairs and service contractor work.
  • Meets with contractors, oversees work, and approves daily work tickets.
  • Ensures the company engineers are performing preventative maintenance inspections and updating equipment records.
  • Responds to building emergencies (e.g., after business hours, holidays), 24 hours, 7 days per week.
  • Inspects building mechanical systems and monitor and maintain energy management systems.
  • Maintains and tests building alarm systems, fire pumps, exit lighting, UPS system, and generators.


  • High school degree or equivalent.
  • 5 years minimum of experience in project management, 10 years preferred.
  • 5 years of experience in property / facility management, 10 years preferred.
  • 5 years of experience with commercial real estate construction and construction codes, 10 years preferred.
  • Familiarity with Microsoft Excel, Word, Outlook and building automation systems.
  • Experience with process improvement and inventory control.
  • Exceptional time management and analytical skills
  • Excellent client-facing and customer service communication.
  • Local travel required.
  • Valid state driver’s license.
  • OSHA Certified preferred.
